 I was wondering if someone could help me locate a template? I am going to be running a membership website and forum with Joomla.

I want to model the look & functionality of http://www.membergate.com/ or http://www.searchengineu.com/

In a nutshell, What I need is a professional looking template that has a banner at the top with the main links running right under it, a left side link menu running down the left side, a right side menu with links running down the right side, and then content in the middle part of the page where i will put articles, news, etc.

Does anyone know where I can get a template with the same or similar layout of the sites listed above? If not, what would it cost for someone to create it for me?
